Landlords and letting Agents Gas Safety Certificates
Since 1996 the law requires that all landlords who rent part or all of a property must have the installation and appliances inspected and a certificate issued. This is valid for 12 months.
The inspection consists of:
- Accessibility to gas meter.
- Gas tightness test.
- Working pressure.
- Gas rate of all appliances, or burner pressure.
- Flue flow & spillage test.
- Check ventilation.
- Check operation of flame failure devices.
- Check stability of all appliances chains/brackets where needed.
- Overall condition of appliance.
- Combustion analysis if required.
- Issue landlord certificate with unique serial number.
All information is recorded electronically and can be e-mailed to landlords/letting agents as a pdf.
Tenants can be contacted on your behalf to arrange an appointment for the inspection.
Landlords/letting agents can be notified prior to the expiry date.
The price for an inspection/certificate starts at £50.00.
A service at the same time is an extra £20.00.plus parts if required. Service can be tailored to suite your needs.
